Market Appraisal Policy for Residential and Commercial Sales and Lettings

Having your property appraised before marketing is a vital step of the moving process. Various tools are now available to give you an indicator of property value and best practice when it comes to presenting your property for sale.

Kirkham Property want to assure you that we will take every step necessary to protect you and ourselves throughout this vital process. Firstly we will take plenty of information from you whilst arranging the visit in order to learn as much about your property as possible. This will allow us to conduct research and analysis before we even arrive at your home and will cut down the time taken on the appraisal. We will confirm the appointment by e-mail and send across a digital copy of our company services which you will be able to read and have ready any questions for the Valuer which will again speed up the process. Any questions can of course be asked over the telephone, by Zoom/WhatsApp/Facetime video or by e-mail both before and after the appraisal.

 

In person Market Appraisals

Appointments will be carried out with every effort made to adhere to the government recommendations in which they still recommend the wearing of face coverings in enclosed spaces. At the appraisal our Valuer will wear a face covering and we politely request you do the same if you are able to do so. They are washing their hands at regular intervals throughout the day and are all provided with hand sanitiser. Our Valuers do not travel on public transport either as part of their working week or in their spare time. The vehicles used are of course cleaned on a regular basis. We ask that you politely air the property before we arrive and open up any areas of the property to avoid any touch contact where possible.

 

Drive/Walk by Market Appraisals

Drive/walk around inspections combined with photos or video of the internal aspects of the property is a great method of appraisal. Particularly if you have members of your household at high risk or if any of your household are showing symptoms of the virus. Zoom/WhatsApp or Facetime video are ideal for this type of appraisal.

 

Virtual Market Appraisals

Normally a video and photographs are taken by yourselves and then sent across to the relevant office. The Valuer will review the content and call you to discuss the value of your property. This can also take place in real time using Zoom/WhatApp or Facetime video call. Again these appraisals are great if you have members of your household at high risk or if any of your household are showing symptoms of the virus.
