Free Market Appraisals

Of course we offer free rent assessments – most agencies do – but the difference with Kirkham Property is that we will give you free expert advice, whether you are using us as your agent or not! We are always on hand to give landlords and tenants all of the information they need to make an informed decision on anything to do with the lettings process – the level of rent you can expect, how to attract a good tenant, marketing strategy and landlords’ responsibilities.


As well as extensive and consistent marketing in the local press and our prominent high street offices, your property will be on numerous national property portals including OnTheMarket and Rightmove. Prospective tenants also receive regular email and SMS updates on new and upcoming properties. All of this ensures that your property receives the widest exposure.

Kirkham Property has invested in one of the most up to date software packages available which enables us to send your property details to every one of the applicants registered on our mailing list, which across our four offices in Chadderton, Shaw, Uppermill, and Royton, is a lot of people!

Extended Viewing Hours

The majority of tenants are working during the daytime, so our flexible viewing times help maximise the interest in your property. We have viewing staff working evenings and weekends as well as during the day to ensure your property is available to view at times to suit all.

Tenants Referencing

Finding the right tenant for your property is key! Kirkham Property will interview prospective tenants, taking out credit checks and references via a referencing agency. It is essential to us to ensure you are happy with the tenant and we will keep you informed during each stage of the application process.

Great customer care is the key to successful property management, which is why our maintenance team are on emergency call-out 24 hours a day. This means we can answer calls from your tenants and ensures that you are not fielding calls over the weekend or late into the night, resulting in the resolution of any problems as quickly as possible.

We are members of the Association of Residential Lettings Agents (ARLA)

ARLA agents agree to have their accounts audited annually, have client money protection (CMP), meet the highest standards in the industry and make a commitment to customer service. ARLA members are required to employ a minimum of at least one member of staff who holds an industry qualification recognised by the Association.

Rent Collection

The tenant’s rent is paid by standing order and then paid direct to your bank account by Bacs. You are provided with monthly statements of account via email and periodic statements to help with accounting/taxation are available.

Out of Hours Emergency Number for Tenants

Our offices are open 6 days a week and our maintenance staff work until 8pm so we are usually available to deal with any issues when they arise. For those emergencies that occur out of office hours, we have a 24 hour helpline to ensure that any problems are dealt with as quickly as possible, keeping your tenant happy and secure.
