Of course we offer free rent assessments – most agencies do – but the difference with Kirkham Property is that we will give you free expert advice, whether you are using us as your agent or not! We are always on hand to give landlords and tenants all of the information they need to make an informed decision on anything to do with the lettings process – the level of rent you can expect, how to attract a good tenant, marketing strategy and landlords’ responsibilities.

Extended Viewing Hours
The majority of tenants are working during the daytime, so our flexible viewing times help maximise the interest in your property. We have viewing staff working evenings and weekends as well as during the day to ensure your property is available to view at times to suit all.
Finding the right tenant for your property is key! Kirkham Property will interview prospective tenants, taking out credit checks and references via a referencing agency. It is essential to us to ensure you are happy with the tenant and we will keep you informed during each stage of the application process.

Our dedicated team of office-based property managers have years of collective experience in the property industry and will handle your tenancy with care and commitment, keeping on top of your rent payments, compliance and safety checks, contractor vetting and updating of their credentials and insurances.
These are carried out by a Kirkham Property representative. We will provide you with reports on our findings and photographs where possible, and can keep track of any ongoing maintenance required.

We are members of the Association of Residential Lettings Agents (ARLA)
ARLA agents agree to have their accounts audited annually, have client money protection (CMP), meet the highest standards in the industry and make a commitment to customer service. ARLA members are required to employ a minimum of at least one member of staff who holds an industry qualification recognised by the Association.
The tenant’s rent is paid by standing order and then paid direct to your bank account by Bacs. You are provided with monthly statements of account via email and periodic statements to help with accounting/taxation are available.

Our offices are open 6 days a week and our maintenance staff work until 8pm so we are usually available to deal with any issues when they arise.
